Refinancing and debt consolidation

Apt Wealth Finance, powered by Acceptance Finance

It’s easy to set and forget a home loan. But rates move, new lenders arrive and better products appear, so keeping the same loan for 30 years can quietly cost you. A regular review, every two to three years, makes sure your loan is still working for you.

When is it time to refinance?

If you’ve been with the same lender for years, chances are there’s a better offer out there. And if your income or goals have changed since you took out the loan, that’s another good reason to look again.

Refinancing can also let you access your equity for a big-ticket goal, like an investment property or a renovation, or take advantage of features you may not have, such as an offset account or redraw facility.

Debt consolidation brings your existing debts together into one loan. The aim is fewer repayments to manage and a lower rate on your more expensive debts, since home loan rates are generally lower than credit cards and personal loans.

How a review works

From first conversation to long after settlement, here is how your broker works with you.

1

Talk through your situation

We look at your current loan, your goals and what’s changed since you took it out.

2

Crunch the numbers

We compare your loan against the market and, if consolidating, weigh the real cost of bringing debts together, including fees and the longer term.

3

Recommend the right move

You get a clear picture of whether refinancing or consolidating actually helps, with no pressure to switch if it doesn’t.

4

Manage the switch

If it stacks up, we handle the application and the move to your new loan, and stay available afterwards.

Good reasons to take another look

Any of these sound familiar? It may be time for a review.

You’ve been with the same lender for years

Loyalty rarely earns the best rate. A long-held loan is often the one most worth reviewing.

You’re planning to buy again

Multiple small debts can dent your borrowing capacity and credit score. Consolidating can present your situation in a stronger light.

You want to offset or redraw

An offset account reduces the interest you pay, and a redraw facility lets you access extra repayments when you need them.

Managing your debts is getting hard

Consolidating turns several repayments into one, which is simpler to manage and can reduce the interest you’re paying.

What our clients often ask us

Will consolidating my debts always save me money?

Not always. Depending on how long you take to pay it off, stretching shorter-term debt over a long home loan can mean more interest overall, even at a lower rate. We’ll help you crunch the numbers and decide if it’s right for you.

What’s the difference between an offset account and a redraw facility?

An offset account is a transaction account linked to your loan; the balance is offset against your loan, reducing the interest you pay. A redraw facility lets you make extra repayments to save interest, then access those funds if you need them later.

How much does it cost to refinance?

There can be discharge, application and other fees, which is exactly why a review matters. We factor these in so you can see the true cost and benefit before deciding.

Can I access my equity when I refinance?

Often, yes. Many people refinance to release equity for an investment property, a renovation or another goal. We’ll show you what’s available and what it means for your repayments.
