NSW stamp duty calculator

Stamp duty is one of the biggest upfront costs of buying in New South Wales, and the bracket system behind it isn’t always obvious.

Our NSW stamp duty calculator estimates what you’ll owe based on your purchase price and whether you’re a first home buyer, mover or investor, so you can budget for it properly.

It’s a starting point for the conversation, not a final figure, since thresholds are reviewed and indexed over time.

General stamp duty rates in NSW

Production note: NSW transfer duty brackets are indexed annually, generally on 1 July. Confirm the current thresholds with Revenue NSW before this table goes live. The figures below reflect the source brackets provided and are illustrative only.

$17,000 to $36,000 $212 plus $1.50 for every $100 over $17,000
$36,000 to $97,000 $497 plus $1.75 for every $100 over $36,000

$1,212,000 to $3,636,000 $49,069 plus $5.50 for every $100 over $1,212,000

Premium rates may apply above $3,000,000. These general rates don’t apply to investment properties, which carry their own settings.

How this calculator helps

  • Estimates your NSW transfer duty before you make an offer.
  • Shows how buyer status changes the outcome.
  • Helps you budget alongside your deposit and loan repayments.
  • Flags if you’re likely eligible for a first home buyer concession.

First home buyer support in NSW

NSW offers exemptions and concessions for eligible first home buyers under its First Home Buyer Assistance Scheme, along with a foreign purchaser surcharge for buyers who don’t meet residency requirements. Both settings change from time to time.

  • A full exemption typically applies below a set price threshold, with a partial concession up to a higher one.
  • You generally need to live in the property as your main residence to qualify.
  • Off-the-plan purchases may have different timing rules for when duty is assessed.

Your adviser can confirm the current NSW thresholds and whether you qualify before you sign a contract, rather than finding out after.
