The right loan type depends on your structure and strategy. These are the options investors reach for most:
Interest-only loans
Keep repayments and outgoings lower in the short term by paying just the interest, which is often tax-deductible. Popular where rental income needs to cover finance costs, or where you’re paying down non-deductible debt first.
Variable-rate loans
Flexibility to make extra repayments and redraw, with interest generally tax deductible. A good fit if you want to maximise your property’s profitability.
Fixed-rate loans
Know your finance costs in advance for the fixed period. Useful when you’re investing to a tight budget and want certainty.
Split fixed and variable

Should I choose interest-only or principal and interest?
It depends on your strategy and wider debt. Many investors use interest-only to keep outgoings down and focus on paying non-deductible debt first, but interest-only doesn’t build equity through repayments. We’ll talk it through with you and your accountant.
